Relocating to Limassol — What Newcomers Need to Know

Limassol is the busiest, most international city on the island — and the most expensive. Knowing where to live and how to navigate it from day one saves serious money and frustration.

01Neighbourhoods at a glance

Limassol stretches ~15 km along the coast — your commute depends entirely on where you settle.

  • Old Town & Marina — walkable, lively, smaller apartments, premium prices
  • Germasogeia & Potamos — family-friendly, great beaches, lots of expats
  • Mouttagiaka & Agios Tychonas — luxury villas, quieter, hill views
  • Agios Athanasios & Mesa Geitonia — best value, more local feel
  • Ypsonas & Kolossi — cheaper houses, need a car, 15–20 min to centre

02Rent reality check

Limassol is the most expensive city in Cyprus. Budget 30–50% more than Paphos for the same square meters. Always view in person — photos rarely show the construction site next door.

03Traffic survival

The seafront road grinds to a halt 8–9 AM and 5–7 PM. If your office is in the centre and you live east, leave before 7:45 AM or after 9:15 AM. The new highway around the city is a real time-saver.

04Schools

The Heritage Private School, Logos, Foley's, and the German School of Limassol are the main international options. Waiting lists are real — apply 6–12 months ahead.

05Setting up — first 2 weeks

EAC + water + internet on day 1. Open a local bank account (Bank of Cyprus or Hellenic) — easier with a yellow slip already in hand. Register a Cyprus mobile number for everything.

Key takeaway

Pick the area by your commute, budget for higher rents than Paphos, and start utilities + bank + GeSY in week one.
